So Jim's cop buddy got suckered into "investing" in what he thought was a hotel, but it turns out the "hotel" was actually privately owned condominiums and he really only bought 2.5% of the lobby and will still have to pay off $750,000! Looking over the contract, Jim realizes they didn't exclude the mineral rights, so he pretends to buy them and drives a bunch of oil drilling equipment and jackhammers right up onto the front driveway of the property and starts making a huge racket.
Turns out, the condos are owned by some of most well-known "organized crime" figures. Jim's plan to drive everyone crazy pays off when the owner forces Jim to sell the rights back to him by leveraging threats of turning the crime bosses on him. Acting like his arm was being twisted and conveniently just as the rig hits the water main making them think they've hit natural gas levels with the mob guy about who he really is and that he's been lying about there being oil or gas there. As everyone is too excited about "striking natural gas," they pay Jim off and let his cop buddy out of his contract as well.
The episodes ends with Jim getting paid and not getting arrested making this a rare successful case for Jim Rockford!
There's a nice "country" version of the theme song played on a banjo during the scene when they are setting up the oil rig in front yard of the "hotel."
